The service process of buyer's agents.

A mature service process and efficient communication are the keys to the success of buyer's agents.
1

Analyzing Requirements

Through meticulous communication with buyers, determine their requirements, budgets, property features and preferred areas. Then, by utilizing professional analysis of key indicators such as median property prices, supply and demand ratios, sales time and rental return rates, help buyers formulate appropriate investment strategies.

Property Screening

We have been deeply involved in the industry for many years and possess very rich information channels. We have access to the majority of properties that are not sold on the open market, enabling clients to obtain the first option before the properties are listed. We can make more accurate judgments on the value of houses, thus reducing the pressure on buyers to view properties.

Negotiating on Prices and Contract Terms

Years of working practice have enabled us to have a better understanding of market trends and be proficient in negotiation strategies. We will do our utmost to help clients purchase properties with the highest cost performance within their budgets.

Feature Six

We are familiar with the laws and regulations regarding the processes of settling down. We can better ensure that buyers hold properties for the long term and securely at the most reasonable cost. Moreover, we maintain high-frequency cooperative relationships with professionals such as conveyancers, building inspectors and accountants, which guarantees the smooth handover of properties.

Target groups for buyer's agents.

Australia welcomes a large number of new overseas immigrants to settle down every year. Their first demand upon arriving in Australia is usually to buy a house.
For example, for 188-category investment immigrants holding provisional visas, when the property is settled, the taxes and fees account for about 15% of the house price (5.5% local stamp duty + 8% additional stamp duty + FIRB application fee). The high upfront investment and the lack of local real estate knowledge are the main reasons for them to hire buyer’s agents.

The starting price of luxury houses is high, and the long-term holding cost is expensive. Once a wrong purchase is made, the replacement cost will be huge.
Moreover, many luxury houses are usually sold in the form of offline transactions, and their property information generally does not appear online. For high-net-worth families, if they want to obtain more property sources and conduct background investigations, hiring buyer’s agents is a good choice.

Saving time, reducing worry and having professionalism are what investment buyers desire. How to reduce the holding cost and increase the returns requires the elaborate design of buyer’s agents.
Investment buyers are prone to fall into an emotional misunderstanding when choosing houses. They tend to measure the quality of properties by personal preferences, which may lead to missed opportunities.

Pre-Sales

Assist in medium and long-term investment planning

Experienced buyer’s agents will communicate with clients in advance, gain an in-depth understanding of their needs and budgets, and, combined with the clients’ future plans, provide customized suggestions for medium and long-term real estate investment planning.

Save time and energy
Professional buyer’s agents are familiar with the target areas and will recommend suitable properties according to the clients’ situations. Besides the publicly available online listings, buyer’s agents also have a lot of off-market offline properties, which can offer buyers more options. Moreover, buyer’s agents will conduct preliminary inspections of the properties, carefully analyze the pros and cons and screen them, thus saving buyers a great deal of time and energy.
Professional buyer’s agents are well-versed in the up-to-date home purchase policies, government welfare policies, calculations of home purchase funds, as well as issues related to loans and taxes and their solutions, and assist clients in buying homes with peace of mind from all aspects.
Strive for better deals
Buyer’s agents have a higher success rate in home purchases and more room for negotiation compared to private buyers. They can also help buyers control their budgets more rationally and avoid paying much higher than the actual prices. For new housing projects, buyer’s agents have good cooperative relationships with developers and are more likely to help clients obtain good properties and favorable deals.
Avoid potential risks
Professional and reliable buyer’s agents have an in-depth understanding of industry rules and trends. They will warn clients in advance about non-compliant operations and problem properties, helping buyers clear away various potential risks on the road to buying a home.
